The mechanical works for this central London office refurbishment included the following:
Installation of free issue sanitaryware
Drain down all the fan coil units and disconnect
Drain down water and drain services, capping off at the riser with isolation valves
Remove final connections, volume control dampers and grilles in the toilets
Validation of smoke and fire dampers, toilet extract system, domestic water supplies, condensate drain system, domestic water supplies, condensate drainage system and above ground drainage
Carry out heat gain and heat loss for the fourth-floor offices
Install new fan coil units for the fourth floor only
Clean ductwork and flush the pipework on the fourth floor only
To flush the pipework within the toilets
Carry out commissioning of the fourth floor
To carry out modifications to suit the alterations to the fan coil units and the ceiling
Double clad the secondary ductwork
Modify and replace extract air valves, fire dampers and volume control dampers as appropriate to the second, third and fourth floors
Extend the unconnected hot and cold-water services from the riser top tea point position, complete with mid compliance check meters
Replacement hot and cold services to the second, third and fourth floors refurbished sanitaryware complete with PIR sensors. Also, to extend the cold water service from boosted and centralised hot water services
To flush the system as required and chlorinate accordingly
Supply and connect above ground drainage to the refurbished toilets on the second, third and fourth floors
Installation of additional condensate drainage to suit revised installation.
