The mechanical works for this office refurbishment in Central London included the following:
Installation of a new 410a based Mitsubishi VRV comfort cooling/heating systems to serve the fourth floor
Concealed ceiling type fan coil units have been installed and are exposed with ducting and side wall grilles
Interconnecting pipework runs at high level on cable tray back to the front of the toilet areas
The BS Boxes are positioned above the suspended ceilings in the toilets and the main index pipework runs within the internal riser the roof, where the condensing unit is in a louvred enclosure.
The fourth floor is served by separate supply and extract fan units positioned on the roof, this supplies fresh air to each fan coil unit by running at high level and discharging locally to the rear of each fan coil unit
The above ground drainage system is run by gravity in uPVC pipework, from the toilet pans, urinals, basins and showers, this has just been reconnected to the existing pipework.
The ventilation systems are controlled from a panel in the riser cupboard next to the rear staircase doors, the supply and extract fan units are connected to a VES control panel, with a digital control panel mounted in the front of the panel.
Control of the air conditioning is via the central controller mounted in the riser cupboard next to the rear staircase doors, there are local controllers connected to each fan coil unit for future use.
Amend the refrigerant charge according to the pipe measurements
Carry out a pressure and evacuation test on all the systems

All testing for the air conditioning systems has been supported by accompanying documentation including certificates
In the vanity units of each toilet is an electric water heater, which provides hot and cold water to the sanitary items. We completed a chlorination of the water systems once the work was completed
Drawings and an operation and maintenance manual were included as per the criteria
A F-Gas logbook has been completed and included as standard
